We provide housing consulting services to developers of multifamily rental housing using various federal, state, and local housing and community development programs. Pre-development services can include:
We help clients explore the array of potential financial resources for which the proposed project would be eligible, providing insight into the advantages and disadvantages of each identified source. Such sources could include, but not be limited to, federal and state low-income housing tax credits; historic rehabilitation credits; and other federal, state, or local development funding programs. We then help clients develop a preliminary financing strategy and application schedule and project timeline.
We coordinate and provide oversight during the funding application stage, working with grant writing staff or consultants. Services include working with lending, grant and equity sources to ensure project compliance with financial underwriting requirements as well as other programmatic goals, such as minority business participation standards.
Once all sources identified in the financing plan have been conditionally secured, we coordinate and manage the activities of the development team members to meet all initial closing requirements of the funders. Once initial closing has occurred, we manage the construction draw process during construction and then at construction completion, manage and coordinate all completion and construction loan conversion requirements.
